The are I grew up in declined severely and I am hoping to do what I can to give back to the community and raise the property values.

if your doing a senior project I would suspect your best and most cost effective landing solution is going to be a local community bank that loves real estate.. in my experience most will want 50% down on the dirt and a ton of experience and a really strong balance sheet.Myself I always pay cash for the dirt this makes finding a lending partner much easier.

I'm ready to start expanding my MTR portfolio and am currently in the "educate myself" phase.  

I swap out pictures to some with decorations and a more seasonal feeling.

With going rate right now, as I am friends with other owners on my street and have their opinions, I could easily get $1800-$2k/month.

I'd like to hear from the community what's the average architectural cost that I should budget for the design that I'm looking to build.
