One solution I have right now is just to get a year lease and wait to see how things work out in the housing market, we will have around 60k by the end of 2019 (saving around 50k/year cash after that) to use towards an investment (this may or may not be real estate), then I can reevaluate come 2020 and see if it makes sense to buy a home then.

How's it going everyoneI came across a super motivated seller who gave me a call, they have a house with little equity, so I know cash offer wouldn't make sense.Instead I wanted to do a wrap mortgage since it's in a great neighborhood, house great condition, and it will rent well above the month payments, seller doesn't need much at closing..the problem was, it's and FHA loan, from what I know you can't wrap those.What is another way I can structure this to come up with a solution?

One solution I was thinking about is to have $5500 in my IRA and $5500 in my spouse IRA, and use the 11k as part of a down payment for a different rental property (that I will not live in), and then use the remaining funds to purchase the triplex.would this work?
