Trying to find properties is tough in NY especially  the city because the market is so hot.

I am looking for any advice or recommendations as to where to go for study materials and accredited courses to obtain my NJ Real Estate Agent License.

The higher price points have less competition since there are fewer qualified buyers, but it's still tough nonetheless. 

So I purchased 4 quads but they are zoned commercial instead of residential so I’m having a little tough time wondering if I should do them individually or all together on a commercial loan.

As I'm unfamiliar with these costs, can some provide me a general benchmark on a per sf basis of what I should expect when bidding out (material and labor)?? 

Well you said the work took 5 extra months , no contractor is doing 5 months of labor and materials for $50k .  

These trades work predominantly with general contractors and builders so their pricing is lower than those who provide their services to homeowners.Another thing you can do is provide the materials and have the trades provide you quote on labor.
