I want my investments to be in an area with a diverse job economy, population growth, jobs not based on tourism but in public and private sector, strong renting population and a reasonable point of purchase compared to what my tenant will be paying in rent.

Second, that's a very standard job of your agent - to use their expertise to determine what the selling price of your property may be, and whether or not there is likely to be a discrepancy between that price and an appraiser's determination.

These guys build retail centers with multiple corporates as tenants for each of their sites so I'm sure they had the idea of developing the site for their c-store/gas station client plus other tenants such as QSRs, banks, etc.Would you happen to have any expertise in the fee development service or working with developers under similar arrangements?

Heis ableto use his knowledge to choose thebest investmemnts and as a result of the "smart" choices, he ended up diversified.Yep, just because the companies Warren Buffet acquired and added value too are across different sectors doesn't mean he "diversified".
