It also depends on how old the property is.........It also depends on what your PM is doing to drum up business.....If you have a PM that "encourages" tenants to put in maintenance requests....the tenants will do it, because the tenant doesn't pay for those requests.

(There's plenty of other posts on BP about those types of arrangements, and here's some additional reading too if you're interested: https://www.avvo.com/legal-answers/can-landlord-require-first--100-of-any-repair-paid-437564.html.)For what it's worth, I don't personally like those type of arrangements because I feel it encourages tenants not to call for repairs since they know it's going to cost them money.

Seems many big cities where irresponsible politicians and activists have been coaching and encouraging bad behavior, LL will have to mitigate risk in those areas with tighter screening.

I don't object to it and encourage it when tenants ask, as long as the total amount is paid on or before the 1st of the month due.
