Right now we are hoping for the appraisal to come back as single family with accessory apartment, which will clear the buyers with these current lenders, but if the appraiser sees highest and best use as a multi-family, we may be looking for backup lenders.

Average DOM has increased, sellers lenient on concessions, investors popping back up, etc. - what are you actually seeing in terms of offers, though?

I've done this as well several times, and then build my cash reserves back up immediately following the purchase so I never end up getting in a position where I would need to raid the plan.

If the balloon comes and the borrower can't pay off the loan what will be your backup plan?  

Or does the house just go back up for auction?

I might actually prefer this width, since on our 25 foot width, some people try to back up and turn around in the middle of the driveway; or try to back a U-Haul or trailer into the unit with the wider driveway.b.

I would like to do wholesales directly with sellers and then build back up to the ability to do rehabs and resales.

With current expenses I can still LTR and having that as a back up option made this a good investment.
