If that's the case just play with adding, removing, and adjusting criteria until you figure it out.And, if that is the problem, I think the only way to get the list you want will be to not use the last sale criteria, pay for all the results, and then filter out the newer ones yourself after you download (but make sure they include last sale in the results so you can). 

Watching the market the past year or so really helped me gauge all the neighborhoods and what is a good price, because our housing prices are all over the map as I'm sure you know.Another thing that really helped me was I downloaded the stitcher app and started listening to bigger pockets podcast and also the "best real estate investing advice ever" show which is hosted by joe fairless who is a fellow cincy investor.

Thanks Jay, I downloaded a bunch of these, I have plenty of listening time with an hr each way drive to work and 8-10 hrs there.

I download the audio books and listen to them [and the BP Podcasts] in my car while driving.

On the site www.courthousedirect.com you can get a subscription but you only pay when you download, not to join the site.
