I believe the lending environment is much worse than in the states, so you may not pay taxes, but if you earn 20% less because of higher interest payments (which you can't deduct against anything if you're not paying taxes) then it's pretty much a wash.The house we stayed at also required a lot of security because apparently there are lots of people on the island that prey on tourists.

This assumes you purchase with a hard money loan and pay at least one side of the sales commissions.Though lightening can strike, in this competitive environment it's extremely unlikely you find anything viable using 70%.

My taxible income is 10k or $2,500 at 25% tax rate or an effective tax rate of 8%. 25% of those savings over 16 years in my case will require me to return $17,500 at the close of sale which I included in my figures above.According to case shiller, real estate has only increased an average of 4%/year (worse than bonds) over the long run and average cash yields in Cali is 3-4% making turnkey property investing today for the average 9-5 guy obsolete and unaffordable for the middle class thanks to our politicians and institutions, hundreds of get rich quick books, videos, seminars and sites like these for creating an environment that treats single family homes like a pump and dump stock.

My take is that it's the people who don't concern themselves with which direction taxes are going, and instead concern themselves with scaling their business and making it tax-efficient in any political environment, who are most likely to earn the most money.
