I am looking for mentors to help me on my path (idk if listing that fact violates the rules so we will see), thank you for taking the time to read.

An arc fault is an unintended arc created by current flowing of electricity through an unplanned path.

When I look at the "hot neighborhoods" that are in the path of growth it is much more difficult to buy properties at a discount or find properties cash flowing above 1% rule.  

I'm already working with a local agent and lender, but if anyone has a great suggestion on either, i'm not very far down the path with them and to be honest, haven't been overly impressed.  

There was no career path that interested me and no simple paycheck that I found fulfilling.

I agree with @Brandon Chin that conventional with 20% is the right path as finding private lenders can assist in providing the min cash for a good deal.
