Put an ad on the BP Market Place, Craigslist house needs a cash buyer, if you don't get at least 10 calls responding that combination I'd be greatly surprised.

If someone advertises, or responds to ads they are more likely than not a hard money lender. 

Worst that happens is it doesn't come off, but in many cases the company doesn't bother to respond and the bad credit can be removed.

As for the other replies I don't quite understand the point in responding to the thread when you didn't read through my entire post.

Click on the name of the person that you want notified via an email, that you responded to them.

I can see how distressed people would really respond to someone who has taken care of everything so all they have to do is sign and follow their lead.

@Linda Weygant I have 3 jobs as we speak (reason it took so long responding to everyone lol).
