As I sold enough that I got full payment on to afford to do those types of deals and I can tell you I sold more RE than most in my market because I never let a deal fail because of downpayment issues..

I am just looking for others who may have experience with this type of investing and if in your opinion is it worth potentially floating the house for almost a year until next school year?

hard money can only be used for investment unless its a departing bridge in most cases
