At some point, becoming a private investor is how you really can make a difference.

I have 3 gap funders but my experience is that you have to earn this by a long and solid track record with private money lenders.

I know there are many companies and company's reps or affiliates in here but I want to hear from the ones that actually used a private money or hard money lender repeatedly.

PS - your mentor should have advised you to line up one or more potential HML, private lenders, or equity partners before you put a house under contract.  

Flippers shoulder the greatest burden because of the higher interest rates they usually pay using hard money or private loans.

One way to be able to purchase at auction is if you have the cash for the initial purchase then turn around and take a loan out with private money on the property.

Personally, I don't look for privates, I look for opportunities, this is, problems that I can solve.So, first know what you want.
