These areas are all great and growing really fast, in my personal opinion.

We have changed our language to state the the person renting must be at least 25 and MUST be present during the entire stay. 

I admit it's not sexy and it's slow, but it works.If I had to do it all over again, I'd buy a personal home with 3-5% down then repeat every 12-18 months.

However, there were a lot of intelligent activists who were very involved in how the City and schools were shaped.  

If you haven’t educated yourself on general investment strategy, then I would say that you likely haven’t maximized your personal business either.

This purchase would involve a full rebuild down to the studs.

A great bookkeeping or rehab team will be able to advise you a bit on this, but your active involvement in managing and reviewing those team is how you'll get the best results. 

I chose to build my PM business from ground.To create a working system and to organize processes is difficult in the beginning, but to my experience it is possible to create a working model based on personal knowledges and then to provide a high level of service to the clients.

When there is no realtor involved, it could be fine, but it could be disguising the fact that there would be fraud going on or that the purchase price doesn't equal market value (i.e. two related people selling a property one to another at an inflated value, etc.)
