In the current market in Atlanta I think you're gonna have a tough time finding a cash-flowing property if you're living in a room unless you have money for a big down-payment, but it might be worth it if it's at least cutting down your monthly housing expense.

I believe in giving him a break since he has a family and we’re all going through tough times hoping he would redeem himself when things got better but he doesn’t seem like I can trust his words.Is there any general advice anyone can give to solve this problem more amicably or would I have to end up in small claims court to recoup all lost rents ?

I have no more headaches, no more stress (about this tenant), and no to little concerns about them trashing the place on the way out.Its a tough balance between worried about the tenants trashing your place, not paying (especially now in this environment), or any number of "bad things."

@Ofer AttiaIf the buyer has an appraisal contingency in their offer it’s tough if they aren’t willing to pay the difference and threaten to back out if you don’t lower price.
