Random things like doc prep, prepaid escrow, school taxes, inspections, flood certs, title company, attorney fees, etc etc. it adds up quick unless you can snag some seller help.

Mobile/Manufactured homes are considered vehicles in many states (hence the VIN - vehicle identification number), so it would probably only have details about the features the home came with from the factory.If this is for a pre-fabricated home that is on a regular foundation and such, the manufacturer would be able to tell you about the VIN.Either way, just like with anything used you should make sure you do a full inspection on it so you know what you are buying first!

If you paid $20k for it, your closing costs (assuming cash) are probably somewhere in the $1-2k range, depending on what is necessary for where you are - title costs, inspection, prepaid taxes, recording fees.

If you are good at pulling comps, what you could do is present them to the appraiser when the appraiser comes to do the inspection.
