Finding good deals is a numbers game, if you submit 50 offers, you will eventually find a good deal.The above habits helped me achieve a level of investing I truly did not think is possible.

Of course there are more high-end platforms that are higher cost (Salesforce, hubspot) but I would not start there.

I am interested in a single-family home to start off.

To start, I'm only considering making offers on properties where the seller owns it free and clear.What is your step-by-step process?

So before you start dropping the list price, see what the comps LOOK LIKE and ask yourself if yours is in the same ballpark. 

I use this as my backup in case my BRRRR doesn't go quite as planned I can always just dump the property and start again.

That and the main charm of this place is the magnificent old casings, which would be hard to salvage in a gut.I've been trying for months to connect with a "drywall only" contractor, I've heard that those guys can really do it well, fast and cheap, as opposed to every contractor who kinda gets it done eventually.
