I want to eventually get into development though so thought this might be a simple, first foray into that world.

My wife and I bought a house last summer that we are fixing up to eventually rent out, and we do have a few connections with closing attorneys and realtors.

It has not been that long and you will find the right tenant eventually.

I want to keep doing this for about a year while I save and eventually be able to buy my first property in one year.

Eventually it will be a rental and we don't want to pay a high mortgage loan and compromise that extra available income for future investments. 

Then eventually houses paid off and collect possibly $1k/month per property.

We NEVER took a single class, and the only book I ever read was Landlording, because I heard the sample lease in it was good, although I did eventually read Rich Dad Poor Dad just cause it was a good "Ragged Dick" sort of story. 

If you're in a big city or a leftist state, you'll be the Canary in the coal mine for the rest of us but even small-town Wyoming will eventually fall.
