I think your correct things started to slow down when ferguson happened. i think there going to pick back up spring and summer time. 

Most people cant back up a mini van , let alone back up a 40 ft motor home .Neighbor has one , windshield broke , it was $ 4500 to replace with a 1 month wait time off season 

And you should always have some backup cash of your own for unplanned events.

Hey- the box we like uses wifi, but it has another option as a backup.

It came partially furnished and I had to add one bed frame and mattress, kitchen ware, two rugs, a coffee table, TV, dresser and cable/internet needed to be hooked back up (the latter being the most difficult – a story for another time).

My ceiling and wall prep number was underestimated going in to this, so this is where I’m making that back up. 

Pretty awesome for those who could stay the course - and then rode it all the way back up or picked some more up at the bottom.

If you are getting a lot of activity, try the open house with a window of time, and if you need to do it again, have a backup date, but don't offer it up unless they say they absolutely can't make the first window.      

Insurance, despite its benefits, has gaps, and it is a smart decision to have something (like an LLC or other limited liability vehicle) in place as a backup plan.

As deals are hard to come by in many markets, I’ve highly considered paying off the houses and enjoy some time now and I can always leverage back up or use the cashflow to buy more houses when deals come by.
