Just trying to dispel the myth that the lender automatically gets the property back or might lend for this purpose alone.However, after that happens, is there anything that would go against the borrower besides his own money he invested in the property?

I want to know if anyone has experience with aluminum wiring and if it is a automatic reason to walk away.

Is quickbooks automatically matching the card number to the appropriate class or are you doing that manually?

I work diligently to improve my credit score, and to automatically set money aside. 

He requested the copies of leases from the seller, totaled up what the deposits should be with accrued interest (we have to accrue interest and pay that back to the tenants upon move out here in MD), figured up the prorated rent for the month that was due to us, and then he automatically moved the security deposits and rents to us at closing from the sellers statement.

Late fees are charged automatically and show up on the account right away, so no-one can ever "forget" to pay them.

I modified and expanded it to meet my needs for each of my properties and I now have a monthly automatic withdrawal go into savings every month so I can build my reserves to pay for expensive things that need to be replaced/upgraded.
