I know I will find answers if I keep reading and exploring, but I have a potential deal going right now, so I need the answers sooner rather than later.1.

I do think that one important factor is the right attitude and the cajones to take on some risk and see it through.  

Layers of complicated docs and arrangements lead to... potential complications!  

Need to weigh the risk / reward on the deal to see if it has any value.

Certain properties are located in what insurance companies deem as high risk areas like flooding and fire. 

Perhaps knowing as much as I know about risk has made me a bit too risk averse - but I am about to step in the game and give it everything.More than likely, I will focus my efforts on Indiana and very likely Indianapolis in particular, but I am also amassing intel and remaining open minded.

On the flip side, my “brother,” and business partner, Rob, is the “Daredevil” This means he thrive in high-energy environments, embrace risks, and is relentlessly driven to achieve bold goals.

How do you all handle annual increases to adjust for taxes and potential insurance hikes and would you have them sign a new MTM agreement or add an addendum? 

@Kurt Carlton I'd be interested in hearing your story, how you got started, risks, lessons learned.

Although if you are potentially moving in the next 3-6 months then that might not be the wisest strategy.
