I networked with a realtor, and she said she finds off market properties, and give them to investors.

Most of the time, professionals are well worth the cost.If you go to networking events in your area you'll probably be able to get a referral for a closing attorney pretty easily.Honestly - get comfortable asking 'dumb' questions.
