Hey BP Community,                      Im a new agent on the gulf coast struggling to get my first listing.

I was wondering if anyone had any information, they could share about their experience in the past year or two.

We’d get an airtight contract of course but am wondering of there are any pitfalls we’re not thinking through.

I was wondering when it comes to finding a hard money lender for rehab costs, is it a general rule to pay for a percentage of the rehab initially?

If you decide to buy a property like this you probably need to buy it cheaper, get multiple quotes, and talk to contactors in person.

I know the rates have come down a little bit so I was just wondering if there are any lenders on here or if anyone knows a lender that does 10 or 15 percent down on DSCR with similar rates.

Danielle, in order to get reasonable insurance pricing, all of the standard market companies will require the fuses to be updated.

I know where I live a project like this could be very difficult and expensive to get approved through local planning boards. 

What do we need to do to get to the point that we don't need to personally guarantee each property/project loan?
