29% Net return is pretty hard to believe, although I have one friend who has achieved those sorts of returns it required a combination of buying at very distressed prices, cheap renovations and some tricks to boost rental returns.I'm looking for 30% gross or around 15-20% net rental returns which is considered by some to be impossible, but is not as ambitious as 29% net.

They are nearly impossible to get into contact with (wont answer phones, have phones with no message ability enabled, wont respond to emails, etc).

But you have two huge strikes against you:1) Its difficult to get a mortgage with a 710 FICO, nearly impossible with a 630.2) You need to own a property for a least a year before you can get a cash out refi.

I figured that finding the deals, funding them with private lenders, and having a good exit strategy is difficult but not impossible.
