I don't understand how the tenants are paying so much.The average rent in the area is $950. 

If you do this you better be 100 percent sure you know what you’re doing or understand that if you lose the money it won’t mean financial ruin to your parents or brother.I personally would not do this.

I understand it all comes down to the seller accepting this but if 10% is more common and would help me get this deal I can maybe stretch to a 10% down payment.2.

My understanding is that if I attempt to put a property under contract, I would need to essentially put down a small fee (varying) in order to show that I am serious.

I understand this may not make a ton of sense because its higher level stuff but the a great book to check out is "Landlording on Autopilot."
