Sending out Loan Mods but never following up and explaining the terms to the borrowersSending out the Loan Mods via most expensive overnight courier and charging you for itTaking 2 months to get out a demand letterOn "Client Managed" loans, emailing you to tell the borrower to send checks to their new address, even though they are charging $55/mthCharging for Payoff statements and other items on loans in Foreclosure that are Client Managed, whereby they do absolutely nothing and still charge $40/mthIssuing incorrect 1099's where interest from the year before was included.

It gives the owner an opportunity to question everything and you'll be on the phone or writing emails explaining/justifying charges.If you're honest, communicate well, and educate your owners in advance, they will trust your statements.

Frankly, we are on a cliff and I need one more favor.HB 461, the Landlord eviction bill, is on a maybe list to be heard in the Senate Judicial Committee on Friday, the last day bills will be heard.Would you write a quick email to Chairman Todd Lakey (you will need to format this it is : tlakey then put at sign senate.idaho.gov) and Co-Chairman Abby Lee (alee then put at sign then senate.idaho.gov) and ask them to please make HB 461 one of the bills that gets heard Friday?

When you have answered those questions move on to the next thing you need i.e. owners name and address and or phone when you have that take an action (send and email, call, door knock) whatever action that is.
