I could live in one of the 3 residential, use the 1 commercial for my business and rent out the other 2 residential units, but I already have a place to stay that is rent free, so that is why I would want to only use the commercial space, and then keep the other 3 residential as income, and ideally if possible use an FHA loan so I wouldn't have to put so much down.Any other advice, please let me know.

You can have damages for them failing to perform.While you can have filing options to cloud title, any can be removed ultimately and if they decide not to sell, such a filing is useless as they are still in possession.You can get nasty, fight, threaten suit (and if you do you better follow through) to motivate a seller, but you can't force their hand to sign any deed.Usually, if they really can't be motivated to sell, take the damages and walk away, it could be more than you'd make on a deal, especially after legal battles. :)

This may have been what the borrower did, if they and their counsel believed it was best suited in the BK plan.

My buyer and seller agreed that a lease options would best suit both of there needs, so my buyer suggested to use a specific attorney in my town.

Ideally they would be based in Southern California, but with technology these days, it wouldn't be a deal killer if they are cross country.
