@Conor Kelly,Though I’m not Canadian, I am an active investor in Montgomery, so I can share a few details.The first thing you’ll likely notice is that properties in Montgomery are pretty affordable, even when compared to other markets in Alabama.

I was the first one to review them on TrustPilot a few months ago and they've clearly orchestrated a campaign to get a bunch of 5-star ratings on there, but we (and others) know the truth and I thank you for sharing yours here.

Send the tenant a written notice that if they do not sign the renewal, then the lease will convert to a month-to-month basis, what the rent rate will be, how they can give notice when it's time to terminate, etc.It sounds as if these tenants are pushing you around and dictating the terms.

First off a 10 Unit is commercial not conventional so the qualification requirements are higher and you need to understand the loan parameters.

But, if you are a new investor looking to make their first deal or if you are talking about how much you have to put into a specific deal, that will get you better answers.

First person you talk to, is your banker, they need to be able to do a 10% SBA loan. 

All inspections were passed first time.  

First, does your lease address the issue, (such as in this example):  "Tenants will obey all local, regional, and federal laws or be subject to eviction."

This will be my first...What do you suggest?
