@Nate Bulkowski, That's correct because you would be selling your investment property for $250K but not doing a 1031 exchange. 

Just a reminder, the Schluter needs to go under the tile in order to adhere correctly.

That's why it's important to correctly estimate initial repairs and raise additional money for reserves and operations.

Most wholesalers who run their numbers correctly can find an end buyer before their contingencies expire.Every seller has a unique situation, and it is our job to figure out what works best for them.

My understanding is I can only take out one VA loan at a time, so I've thought there could be potential for a VA loan for a primary residence after going through house-hacking steps, if I understand all the processes correctly...which I probably don't, but that's why I'm here - to learn!

The 1st one you mention is also likely a security unless, as Greg correctly points out, everyone was actively participating in the deal.  

It would be good to network and find an experienced agent to help you review and prepare your first few offers and contracts to be sure that you have everything lined out correctly. 

@Mohsin Mazhar You are correct that the other unit will probably not cover the mortgage for a standard down payment.
