No money = no way to pay for laminate flooring either IMO.Getting the higher monthly payment also gets you paid off faster, or gets you a bigger monthly spread of cashflow.Only you know whether you can (afford to) carry for the extra month or two upfront.

The spread is good on REO's so you should easily be able to do a double close and still make some money.

I realize I probably need to narrow it down some more and am working to see what niche within commercial I enjoy the most.I have been debating and trying to figure out what would be the best way to go, either to operate as a real estate scout and put deals together without the use of the license, just attorneys, or if I should go ahead and just operate as a broker (if it's even an option at this point since I do already have the license).

I believe " Assignmenet of Contract " is fine as long as all parties involved are informed.I disagree with Johnny's comment --yes people do make and can make over $400,000 in one year -actually in three months --as a wholesaler --if you have cash and concentrate on upscale homes --over $500,000 ---your spread - fee is much higher-- I am planning to get into whoelsalling this--if any one intereste d- just saw a house -previously valued at $330,000 --is now on auction with minimum bid of $70,000 ---nice to have at $100,000 and Resell for $150,000.And about --Option Contract " -- yes that can also be assigned for a reasonable fee --such as $3000 or $5000 to other Invetsor-- at thesame price we offered to buy -- Always check with local realtor, RE Attorney and Specifically Hard Money Lender about Assignment VS Double Closing --now some people use the term - Back to Back closing --

Shari,What I meant was for the investor client to make less on the spread or if the profit was totally taken up with 90 day funding costs, then look at an A to C sale where the A seller at least gets their short sale and C buyer gets their property.

The spread between those 2 used to not be huge, but in this market it can be very large.A Realtor is always going to tell you he will sell at Retail and the HML knows that if he has to take the property back, it will be "distressed" and he will be selling wholesale.
