At this point I'm not sure if countering at 92k with no closing would be the solution. 

Let them do their job and at least listen to their solution.

Your aim should be to help increase your chances to get noticed, to be the solution they WANT the day they NEED it.Good Luck!

I own a 4 unit in Carmel (just outside of Indy) that was built in 1900 - although it was completely redone to the studs and modernized about 20 years ago, due to the year built age, it was a little tough to insure.

I always recommend Innovative closing solutions.

Unfortunately, this only stays a step ahead of the crooks and there no great solutions that are obvious (to me at least).Good that you dodged a bullet Kelly.

One thing you might not realize: I don't know about modern models, but the old Wagners were very loud -- much louder than sprayers that use a separate compressor. 

Clean the walls with a solution such as TSP.

Get the lease to cover your holding costs at a minimum if you're in the flipping game, or offer lease to own if she wants to stay until she's back on her feet.The best solution is probably the one that causes the least stress and upheaval which is the last thing that family needs right now.
