There are several free ones on the web - one of them is at SimplifyEm Property management http://www.topshareware.com/SimplifyEm-Property-Management-Software-download-65356.htmAs far as vacancy number, research your area - talk to agents and landlords, it usually is anywhere from 10% to 30%, depending on the area, type of property, etc.

Many of these REOs are handled through asset management companies, and there is a web-based portal where the offers are entered; that web portal has no clue what type of paper is in the offer.

Also, I'm trying to gather resources that others have had success with (so far I'm finding Morgan Brennan's articles at Forbes magazine and Altos research to have pretty consistent findings and I've been keeping an eye on BP as well....
