Hello, I’m here in South Jersey prepping for my first eviction.

Example: November 2023 sold for 500kListed under foreclosure for 260k now.Photos don't show any updates or signs of any rehab being started.My first guess it these were bought as rehabs without inspection and people found severe structural issues that they cant afford to remedy, which is common with the amount of water around us on Long Island.What other assumptions or conclusions would you draw from seeing listing like this one?

When I sent this to the property owner he thought the commission rate was too much.

What were your first steps?

I prefer to have it donw because I will have new renters coming in two weeks after they leave and it needs to be done the right way the first time because I don't want my new tenants to be inconvenienced with another new lawn being re-laid weeks after they move in, if the first attempt doesn't 'take'. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Are there any first steps that anyone would be willing to share?
