I am reading the BiggerPockets book by Brandon Turner called The book on rental property investing and I am enjoying it a lot, I am also listening to the podcast and like a lot of what I hear.

I would recommend enjoying being a kid.

Now I am hooked and am really enjoying reading the blogs and forums as well. 

Cash flow TBD, it works without a doubt but are C class properties.The sellers enjoy the cash flow but do not require it, and are worried about excessive capital gains taxes making sales unattractive due to depreciation recapture.I would like to purchase but currently have 4 mortgages and could not qualify for enough mortgages to purchase the portfolio outright.Is there a way for seller financing to assist both parties in this situation?

So one of the first tests we can apply to the sale of a partial is does the partial investor enjoy the same secured interest as that of the whole loan investor.
