(2) Conventional Renovation - You may be able to get a "commercial line loan" these are tough to find for remodel, usually it is more of a new construction style loan. (3) Hard Money - This expensive - but you can convert to a permanent loan and live in it.I hope this helps.

I wondered why not try and get a Fannie Mae home style Reno loan, they provide the repair money and your only putting 5% and the property is yours 100%.
