When I do modifications, I usually like to set up a tax escrow as part of it, but the additional servicing cost and the borrowers past performance in paying taxes without escrow has to be considered. 

Yet you are back in this recovery dealing the same size of deals, maybe with borrowed cash.

And I am going to have to make a choice soon.

You are also borrowing money at the lowest interest rate possible, around 4% or under, rather than 15 to 25% with Hardmoney lenders or credit cards. 

One of the best choices I made. 

There is some learning to do that but not anymore than being a borrower.  

I know of one such lender with interest rates in the high 6's for CA borrowers. 

She would probably be looking at 12-15% interest rate and 3-5 points, given it seems her borrower profile is poor.

Would that be a good choice of major for that field or would economics or finance or something be better?
