Hi, I’m an aspiring investor based in the SF Bay Area.

I am looking for a hard money lender for some properties in Tampa Bay.  

The areas I am focusing on are in Mid-Michigan (Saginaw, Genesee, Bay Counties) primarily. 

All of the fires in the north bay have pulled many of the second and third tier guys away from the area to build new homes.The timeline also seems extremely aggressive.

I am in the bay area looking to get my first 4 plex here very soon.. did any of you Fha loan?

All my rentals here in the Bay Area, including Oakland, have Section 8 tenants in them.

I bought a Bay Area rent controlled fourplex earlier this year, and while working on a loan for a new purchase, the underwriter is refusing to consider the income for the fourplex without documentation of the transfer of the leases. 

I definitely will be investing out of state and avoiding the high prices here in the Bay Area, eventually.When I get my rental together, I’ll hit you up about self managing.Thank you! 

You didn't mention your location, so I'll use what I see on one of the hot coastal markets (SF Bay Area) where supply/demand for skilled labor is out of whack in favor of the skilled labor.... and you can file this post in the what you "need to hear" category, not "want to hear." :)In all probability as a new investor, you will NOT be getting everything done nearly as fast as you think, making the six month wait moot.
