Ususally, if you go through zoning for a change, but he property hasn't been used in the manor the change requested for a certain amount of time (2 years for us), then the granted zoning expires.

When you lack equity in a property (granted you might be almost done paying off your mortgage, we don't know), there isn't much asset for anyone to sue you for because the mortgage lender comes first if that asset were liquidated no matter what.Save the money, trouble, and time.
