During their time there they let their children use permanent markers to color on the walls.  

I go thru every agreement now with a fine-tooth comb and challenge anything I don't like. 

Thanks @Reid Chauvin, @Greg M. and @Theresa Harris for your input, that's what I thought too, the house have ceiling fans, it is not inhabitable, maybe some discomfort, I offered $400 debit.

They repainted the buildings to modern colors, re-roofed them, did a lot of work with the utility meters and moved them into these bump-outs attached to the buildings (rather than stuck to the side like an eyesore) and patched up/repainted the parking lot.

All the properties I have purchased would pass a DSCR loan ratio test with flying colors.

These things literally never happen in construction.....and it is almost always the customers fault....changes to materials, colors, fixtures, etc....So I would focus on finding a great Contractor to work with and be uber-clear in your desires on the project.

i know i don't want to over complicate this and streamline the process as much as i can. i may try doing the google maps just to make it simple and also adding a image too the pin on the map because google maps is not always current.

Two of the units had been "Updated", but this was the typical tired landloard update which included a poor cabinet paint job, the cheapest flooring, and single color all flat paint everywhere.

And I’ve never had any issues with touch-ups as long as you use the same color batch and mix the paint before using it. 

On high end construction, some buyers will walk because you have the wrong brand of appliances, wrong color of cabinet pulls, etc.
