As an entry point, Direct Mail is the way to go, imo.It is simply more targeted and much less expensive.Direct mail, direct mail, direct mail for the quickest path to getting paid.PPC in the real estate realm is typically very competitive, and not something a beginner would get great results from right away.

Hoping to learn a few things here and ensure that I get started on the right path.

Selling it and paying off all of your debts seems like a much better path than keeping it.

I really don't want to hire an attorney, I feel that i am on the right path by filing for motion to lift. 

@Adam Lumsden, I would recommend that you start out by educating yourself about the different ways to invest in real estate first just to get an idea of what path would fit you best.
