On the repair side, I don't offer fridges with water dispensers and I have vinyl under pretty much every sink amd dishwasher that runs up the back wall a bit to prevent not detecting slow leaks that turn into huge repair bills.My people know all non-emergency repairs are taken care of on Tuesdays or Thursdays (depending on which complex) if we can't address it by text.

And for all leases no matter the apartment I have included in my lease: "Drain and sink clogs are the responsibility of the tenant" as once I started including that the drain issues went to zero.

However, you probably CAN see toxic mold SOMEWHERE in your home if it exists- if you have access to the attic or HVAC it likes to congregate there- but sometimes you cannot as it may be under your tub/shower stall, in the walls behind your sink, etc.

So, we'd (the owner and I as resident manager) would show up with batteries and a clip board and quickly check the batteries, look under sinks, check to see if the toilet was running (they really increase the water bill), ask if there were any other maintenance issues they wanted looked at, then out the door we went.You really need to think about how you'd feel as the tenant.
