But the sale of one residential property to be exchanged for another of an equal or higher price seems simple and straight forward.

With that said I have a few simple questions.1.

I like propertyevaluator a lot it is simple to use and provides with good output that can be shared too via email etc.

As you can suspect, collecting on deficiency is not as simple or easy and will require additional expenses to create the judgement and then enforce the order.For all of these reasons and perhaps a couple more, second position mortgages and deeds of trust are more risky than a first lien. 

For all the above reasons, I started to examine "simple" notes.

I don't know if this high interest is due to the simple concept of SFH, the ongoing cash flow, the high demand of SFH in my area, etc.

I do believe that in certain markets you could start a business just around making homes green for existing owners, everything from a simple audit thru a total remodel.  

If they agree, immediately write as strong of an offer as you can keeping it clean and simple (don't ask for items like; Title Policy etc.
