I doubt they will scrutinize the screening process any better than I would. 

I created the Affidavit for myself to show the causes for "service" and complete the foreclosure of the tax sale property.With everything signed, witnessed & notarized I proceeded to have all paperwork filed (recorded) at County Courthouse where properties are located.

Another thing to be cognizant of is the leasing / screening process.  

Some of the things I want to know are:Can I refuse someone with a criminal record from living in my home?

I say if they charge me a fee for accepting my payment they sure ought to give me a record of that payment and an accurate statement of what is due and when.Anyone else have this problem, or hear about it from your renters?

You can also access such lists through the county clerk in most cases as this kind of information is public record.

If you never sell it then you need great records to see over say a 20 year hold how you actually did..

Can some of you more seasoned flipper impart some wisdom on screening and researching GC's? 

It will also show that you’re building a track record for lenders when you do turn 18.

When one does leave I update the property and get market rents which I am usually a little behind on.In the beginning my downfall was not properly screening tenants and most of those tenants didn't work out to be the 5 year plus occupancy that I have now.
