Same with turn key companies.. they know who will close and there are so many MLO's out there that just are not ready for prime time.. and agents in the HOme selling setting usually are not quite as diligent or sharp about financing they just assume.

Someone didn't do their due diligence - or doesn't know how, or knows something that the rest of us don't...To answer your question - if you are comfortable with 70% ARV less repairs - that seems to be the calculation being offered as a starting point.
