Hi @Terry Fox I did evaluate them but after rehab I spent $277k on each duplex I bought and I’m getting similar rents as the brand new ones since mine are updated. 

Though the numbers work, it's not much cash flow, and though the units are recently updated, the capex/repair budget would sink any hopes for significant ROI.

Update: I closed on the house and was able to bring someone in on title to qualify with a traditional lender, so the property's cash flowing nicely ($650/month). 

Any update on the progress of corrections to the new calculator?

I put a suite in an unfinished basement and updated the rest of the property.

All the pictures made it look like all it needed was mostly cosmetic (paint/carpet) and kitchen/bath updates.
