It's just a good idea to be ready to pivot with a traveling nurse/clinician in the event that COVID or civil unrest ramps up.

Be patient, save more, buy a smaller place, move somewhere more affordable, get other streams of income, house hack, cut your expenses.

If you are just getting out of high school, I don't know that a large DSCR loan seems like a good idea or possible, but maybe easier if you haven't built a ton of credit yet.
