We are using cash from our home equity and transfering it to our business checking to purchase under the LLC.

Does anyone have experience with finding sellers contacts or know a reliable way to get that information?

Usually about monthly, I transfer the excess cash to a savings account.

I spoke to the title company and she said I’d have to pay the full 2% transfer tax and there’s no way around that.

Planning to form an LLC and transfer properties into LLC.  

If you don't transfer the title, I don't see where there would be much of a problem.

This may come across as a dumb question, but does a mortgage transfer with the house if it is transferred into a living trust?
