I love Airbnb, but we are looking to invest in future properties in a less continuously labor intensive way. 3 properties are easy enough for me to clean myself but beyond that, we would need to hire cleaners more regularly and eat into our profit.

If those places don't excite you and you're looking for a good Quality of life and lower prices, I'd say go for TX, Carolina Coast or Oregon (or any place except CA, NY, NJ, MA).

These are generally "cheap" units as no big business is going to pop for the quality units they're deploying to hundreds of homes.

I have also looked at areas known for recent appreciation (metros in GA, TX, FL) and I either can't find a quality duplex or they don't exist.
