Hi y'all, we are buying a 4 unit investment in Chicago for 430k, conventional loan with 30% down.

Would it be better for me to go with cheap windows or is it possible for me to buy windows myself and have somebody install them and just cut out the middle man?

You have more experience than many people buying right now.

Lenders prefer 10x times negotiate than foreclose, they are in the business to make money and no to take properties from people specially now when no one is not buying due to high interest.  

Most are saying I need to be looking at $150k or more but after 15-20% down plus closing I won’t have as much breathing room as I’d like.Are others just buying the $75k deals with all cash?

It also would be very difficult for a court in the US to go after an investment made there (since in the US people sue other people for no good reason) Financing is an issue there.
