Also, once you've narrowed your search to a small handful of markets, find the local papers and subscribe to their email blasts.

Then narrowed by those interested in investing in that asset class.

Underwriting is how you measure, mitigate, and spread the risk of an investment. 

In my area, the rebate is about 1/3 or more of the cost plus almost all installation; they'll even add the cost to the water bill spread over 5 years - interest free (my favorite kind) -  so it's about $15 a month. 

a 20'-25' building is considerably more expensive per square foot than a 30-40' building would be...but the narrow building will also have smaller units which typically command a higher rental rate per square foot.

I have found setting them up with a search on my website and providing them a link and then letting them know that I can narrow it down based on sq. ft., beds, bath etc seems to take a lot of pressure off.

Just need an example of a good ROI or if there is someone with experience in investing in rental apartments to spread some knowledge.
