You also have to take into consideration any length of time that that property will sit vacant while the next tenant moves in (although in OC properties never sit vacant for long). 

I get so exited and feel so much passion when I am absorbing content, but when it comes to taking action, I am about it, all day, the thing is I have no idea where to start, or where to look where to start, although I am hoping this is a good starting point!
